India's e-commerce revolution and government incentives have driven a warehousing and logistics boom that has made the sector the fastest-growing space in India's real estate market. According to Knight Frank's assessment of the top eight markets and 17 secondary markets in India, the country reported a historic high in demand for warehousing infrastructure in the 2022-23 financial year, reaching 51.3 million square feet. Warehousing rents also grew in seven of the primary markets in the range of 3-8%, while 3PL was the sector benefiting most from the trend, and Chennai notched up some 4.5 million sq ft of warehousing activity.
